With our shared commitment to excellence, we helped Groupe Maurice revamp their sales process with a virtual tour for prospective tenants. An interactive application empowered the leaders in Quebec’s seniors’ residence market to pre-sell units with ease.
Creatively visualizing ideas straight from your head
With 36 independent buildings stretching across Quebec, Le Groupe Maurice is a leading designer, developer, and manager of seniors’ residences in la belle province. As visionaries in the luxury real estate market, they set high standards for every aspect of their residences - from construction, to sales and marketing. So when their newest residence, VAST, was being planned for the South Shore of Montreal, every little detail was taken into consideration. They contacted us to develop a promotional tool that would really showcase the soon-to-be-built 378-unit complex as the exquisite place it was destined to be.
Architectural rendering for residential properties
As the housing market is increasingly competitive, it’s only natural that the team at Le Groupe Maurice wanted high-end marketing materials to pre-sell their units. Our challenge was to create hyper-realistic visuals that would empower the sales team to sign leases with ease. Using industry-standard software, Autodesk 3ds Max, our 3D artists built the establishment virtually on-screen. We took great care in ensuring the renderings reflected the company’s luxury property, while also being in line with the architectural floor plans and perfectly to scale.
Perfecting every detail, virtually
Our project managers made sure to work in close collaboration with the interior designers at De Bellefeuille Design and the architects from Groupe Marchand to bring the client’s vision to reality. One major benefit of computer-generated work is being able to make modifications relatively easily. For example, it’s much easier to decide between cerulean blue or sage green paint when deciding on a cohesive style, rather than needing to repaint an entire wall in real life. They appreciated being able to work together through virtual meetings with share-screen capabilities allowing the team to make decisions together and seeing the finishing options on the screen directly. Once approved, the 3D virtual scenes were ready to be rendered at super high resolutions for any web, print, or promotional needs.
Interactive real estate virtual tour
What’s even better than static images to sell real estate? An entirely customized virtual tour! We got to work taking the 3D models and imported them into Unreal Engine, thus allowing for real time rendering capabilities. This resulted in an interactive application viewed on a touch screen television located in the sales office, allowing agents to easily show floor plans and pricing at the touch of a button. The user interface was programmed to move smoothly from all of the simulated common areas that future residents could enjoy such as: the swimming pool, golf simulator, bowling alley, recreation area and various lounges. Another advantage was having the application connected to their sales database to get real time availability for each residence, as well as filtering capabilities to show units based on the number of rooms or by square footage. There’s an element of trust involved when a client signs a lease based solely on a walk through, so we made sure every element was true to life. All in all, we’d say it was a flawless user experience that allowed seniors to visualize themselves living their best retired life in the VAST complex.
